4. Nature of Booking
- Any enquiry, expression of interest, or booking request submitted through the website shall not by itself create any ownership rights or legal interest in any plot.
- Booking shall be deemed confirmed only upon acceptance by the Developer and execution of the applicable allotment and sale documents.
- The allotment remains subject to verification of documents, realization of payments, and compliance with applicable legal requirements.
5. Project Information and Representations
- Information available on this website, including layouts, plans, dimensions, pricing, amenities, maps, images, videos, illustrations, and artistic impressions, is intended for general guidance only.
- Actual development may vary due to statutory requirements, engineering considerations, or revisions approved by competent authorities.

6. Applicable Laws and Regulatory Compliance

- Government taxes, GST (where applicable), stamp duty, registration charges, mutation fees, development charges, and other statutory levies shall be borne by the purchaser unless otherwise specified.
- Delayed payments may attract interest or other contractual consequences as provided in the applicable agreement.
8. Official Payment Instructions
- Buyers are advised to make payments only through the official bank accounts or payment channels communicated by the Developer.
- The Developer shall not be responsible for payments made to unauthorized individuals, agents, brokers, or personal bank accounts not officially authorized in writing.
- Purchasers should always obtain valid receipts or acknowledgements for payments made.
9. Plot Area, Layout and Development Changes
- Plot dimensions and area are subject to actual site demarcation and approved layouts.
- Minor variations in area due to technical or statutory reasons may occur, and the sale consideration may be adjusted proportionately where applicable.
- Roads, parks, utilities, landscaping, drainage systems, and other common infrastructure may be revised or modified in accordance with approved development requirements and applicable law.
10. Loans and Financing
- Purchasers may obtain loans from banks or financial institutions at their own discretion.
- Delay or rejection of loan applications shall not excuse or postpone payment obligations towards the Developer.
11. Possession
- Possession shall be offered as per the timelines communicated in the Agreement for Sale, subject to applicable approvals, fulfillment of contractual obligations, and force majeure conditions.
- The purchaser shall complete all documentation and outstanding payments prior to taking possession.
12. Maintenance and Common Infrastructure
- Common infrastructure and shared facilities may initially be maintained by the Developer or an appointed agency.
- Such responsibilities may subsequently be transferred to a residents’ association, maintenance agency, or other competent body, where applicable.
- Purchasers shall pay maintenance or infrastructure charges, if applicable, in accordance with the executed agreements.
13. Force Majeure
The Developer shall not be liable for delays arising from events beyond its reasonable control, including but not limited to natural disasters, floods, earthquakes, pandemics, governmental actions, judicial orders, war, civil disturbances, labour shortages, material shortages, or utility disruptions. In such cases, project timelines may be reasonably extended.
14. Website Usage
- Users shall not misuse this website or attempt unauthorized access to its systems.
- Information submitted through enquiry or booking forms must be accurate and complete.
- The Developer reserves the right to reject enquiries or booking requests containing false or misleading information.
15. Intellectual Property
- All text, logos, graphics, layouts, photographs, videos, designs, trademarks, and other content available on this website are the intellectual property of the Developer or are used under valid authorization.
- No material from this website may be copied, reproduced, republished, distributed, modified, or commercially exploited without prior written consent.
16. Privacy

17. Communication
- Official communications may be sent through email, telephone, SMS, WhatsApp, courier, or registered post using the contact details provided by the purchaser.
- It is the purchaser’s responsibility to promptly notify the Developer of any change in address, email ID, or mobile number.
- Communications sent to the last recorded contact details shall be deemed to have been duly delivered.
18. Dispute Resolution
The parties shall first attempt to resolve any dispute amicably through mutual discussions. If such efforts fail, either party may seek remedies before the appropriate court or authority in accordance with applicable law.
19. Governing Law and Jurisdiction
These Terms & Conditions shall be governed by the laws of India. Subject to applicable statutory provisions, the competent courts and authorities at Haridwar, Uttarakhand shall have jurisdiction over disputes arising out of or relating to these Terms or the use of this website.
